Below are some of the services you can expect as a listing client with Ward Kellner Properties. However, as we are known for our determination to customize each sales experience, you, as our client, can expect a list completely tailored to your needs.



  • Initial contact is made with the prospective seller to set up a listing presentation appointment and present a profile outlining the brokerage and agent’s experience and qualifications in the seller’s market area.
  • Conduct market research with comparable sales and current listings and determine a fair market value.
  • Present Comparative Market Analysis and discuss seller’s goals and expectations, focusing on seller’s timetable and motivation.
  • Discuss any property challenges, cosmetic changes, improvement or repairs to take place prior to listing.
  • Present marketing plan with details about digital and print advertising campaign, brochure design and creation, mailout campaign, web exposure, social media exposure, open houses, etc., to appropriately advertise the property.
  • Review and explain listing documents.
  • Agree upon all showing instructions per seller’s wishes.
  • Obtain current mortgage information.
  • Obtain Homewoner Association information.
  • Schedule professional photographer to take comprehensive and thorough pictures for listing.
  • “For Sale” signs put in place.
  • Brochures put in place.
  • Promote and hold open house to ensure maximum amount of exposure of property. Periodic open houses to follow if appropriate.
  • Obtain feedback from all showings to determine impressions the showing gave and to determine if changes to house or marketing strategies are merited.
  • Regularly submit summary of marketing activity, traffic reports and showings, feedback and monitor competition and any changing market conditions to seller to ensure property remains competitively priced.
  • Review and evaluate any offers submitted with seller and confirm with buyer’s agent buyer’s qualifications to purchase.
  • Negotiate all offers on behalf of seller and present any and all counteroffers.
  • Deliver seller’s accepted and signed contract and all addenda to buyer’s agent.
  • Deliver executed contract to title company and coordinate delivery of earnest money and option money.
  • Update MLS status.
  • Coordinate home inspections with seller and communicate and negotiate any buyer’s repair requests with seller upon receipt. Apply any agreed repairs to a contract addendum.
  • Assist seller in selecting any workmen needed to perform agreed upon repairs.
  • Schedule lender required appraisal.
  • Confirm with buyer’s lender regularly to ensure a timely closing with all requirements being met by buyer.
  • Coordinate closing process and closing date with buyer’s agent, lender and title company.
  • Review closing statement to ensure accuracy.
  • Attend closing and be available to address any questions or unforeseen issues.
