Below are some of the services you can expect as a client purchasing with Ward Kellner Properties. However, as we are known for our determination to customize each sales experience, you, as our client, can expect a list completely tailored to your needs.


  • Meet with potential client to discuss goals, timelines, areas of interest and price points.
  • Enter into a Residential Buyer Representation Agreement.
  • Assist with credit history check and loan pre-qualification. Provide lender suggestions to client if desired.
  • Set search parameters utilizing desired search areas, needs vs. wants list, and price points using any updated lending/credit information.
  • Online search set up for client.
  • Schedule showings to view homes meeting client’s search criteria.
  • Provide client with any pertinent information relative to the home.
  • Carefully prepare paperwork for any offers and coordinate delivery to client for signatures.
  • Negotiate on behalf of client and provide client a clear understanding of all of the terms and conditions.
  • Finalize terms of purchase, prepare paperwork and coordinate execution
  • Coordinate delivery of executed contract, earnest money, option fees and related addenda to title company.
  • Coordinate inspections
  • Negotiate any change in terms due to inspection reports.
  • Address any title issues on preliminary report from title company on behalf of client.
  • Coordinate appraisal with lender and survey with title company.
  • Assist with final loan approval.
  • Confirm all contract and amendment conditions are met and review closing statement and closing documents to ensure accuracy.
  • Conduct final walk-through with clients prior to closing.
  • Attend closing to answer any questions client may have or settle any final issues.
